Most homeowners in Midland and Odessa pay between about $3.75 and $10.50 per square foot of roof area for a new roof, installed and including tear-off of the old one. Where you land in that range depends mostly on the material: standard asphalt shingles sit at the low end, Class 4 impact-resistant shingles and metal in the middle, and standing seam metal at the top. Here are our starting prices for 2026, what moves a quote up or down, and how insurance and financing fit in.
These are starting prices from our own written estimates, not national averages. Every roof is different, so the only exact number is the one we put in writing after measuring yours, and the estimate is free. If you need a fix rather than a new roof, see our roof repair page; repairs start at $385.
2026 Roof Replacement Prices in Midland and Odessa
- Standard asphalt shingles: from about $3.75 per square foot
- Class 4 impact-resistant shingles: from about $5 per square foot
- Exposed-fastener or stone-coated metal: from about $6.50 per square foot
- Standing seam metal: about $10.50 per square foot
- Commercial TPO or PVC: from about $10 per square foot, including insulation when the roof needs it
What a Typical Roof Costs
For a roof with 2,000 square feet of roof area, those starting prices work out to about $7,500 for standard shingles, $10,000 for Class 4 shingles, $13,000 for exposed-fastener or stone-coated metal, and about $21,000 for standing seam.
Roof area is not the same as your home’s square footage. Overhangs and pitch add to it, so a roof is usually larger than the floor plan underneath it. We measure every roof before quoting, so the number on your estimate is based on your actual roof.
What Changes the Price
- Material. The biggest single factor, as the price list shows.
- Old layers. Our prices include tearing off the old roof; a house with more than one old layer takes more labor.
- Decking. Older homes, including the many 1950s houses in Odessa, often need some decking replaced, which we price per sheet up front.
- Pitch and shape. Steep roofs, valleys, dormers, and second stories take longer and need more safety equipment.
- Details. Skylights, chimneys, vents, and pipe boots all need new flashing.
- Add-ons. New gutters or skylights are quoted as separate line items.
Insurance, Deductibles, and Financing
If hail or wind damaged your roof, your homeowner’s insurance may pay for most of a replacement, and your out-of-pocket cost is usually your deductible. We inspect and photograph the damage for free, give you a written estimate for your insurer, and can meet your adjuster at the house. Texas law doesn’t allow a roofer to pay or waive your deductible, but Wisetack financing can be used to cover it.
For cash jobs, you can prequalify for Wisetack financing online without affecting your credit score. Many insurers also offer a premium discount for Class 4 impact-resistant roofs, which can offset part of the higher price over time.
Repair or Replace?
Repairs start at $385 and carry our workmanship warranty for up to 1 year; replacements carry it for up to 5 years, on top of the manufacturer’s warranty. If the damage is limited to one area and the rest of the roof is sound, a repair usually makes sense. If the roof is near the end of its life or hail has bruised it all over, a replacement is often the better value. We’ll show you photos and give you an honest recommendation.
Commercial Flat Roof Costs
Commercial TPO and PVC roofs start at about $10 per square foot, including tear-off and insulation when the building needs it. PVC usually costs a little more than TPO but holds up better to grease and chemicals. When the existing roof is still sound, a roof coating can cost less than a replacement. Every commercial job is quoted after we walk the roof; see our commercial roofing page for the systems we install.
Roof Cost Questions
Do your prices include tearing off the old roof?
Yes. The starting prices above include tearing off the old roof. Replacing damaged decking is priced per sheet and listed on your estimate.
Do you charge extra to work in Odessa?
No. There’s no travel charge for Odessa or the towns around it. A trip charge applies only to jobs more than about two hours from our Midland office.
Is a Class 4 roof worth the extra cost?
Class 4 shingles start at about $5 per square foot, compared with $3.75 for standard shingles. They carry the highest impact rating under UL 2218, and many insurers offer a premium discount for them, which can offset part of the difference over time. Most of our customers choose Class 4.
How long does a metal roof take?
Metal panels generally arrive 2 to 3 weeks after you order, and installation typically takes 1 or 2 days.
