What's the difference between TPO and EPDM roofing?
TPO is a white single-ply membrane with heat-welded seams. It reflects sunlight, which helps keep cooling costs down in West Texas summers. EPDM is a black rubber membrane that stays flexible through big temperature swings and is easy to repair. The right choice depends on your building, your roof deck, and your budget. We'll walk you through both after we inspect your roof.
How long does a commercial roof last in West Texas?
Most TPO, EPDM, and built-up roofs last 15 to 30 years. Heat, UV, hail, and ponding water can shorten that. Workmanship and upkeep also matter. A well-installed roof that gets regular inspections and quick repairs lasts much longer than one that's left alone until it leaks.
Do I need a repair or a full replacement?
It depends on how much of the roof is damaged, how old it is, and whether water has reached the insulation or deck underneath. Isolated leaks and seam failures on a newer roof can often be repaired. Twice a year, in spring and fall, plus after any major hail or wind storm. Flat roofs can hide damage you won't see from the parking lot, like split seams, punctures, clogged drains, and standing water. Catching these early costs far less than repairing water damage inside the building.
