Roof Repairs in Midland, TX
Not every roof problem comes from a big storm. Roofs by Nicholas handles everyday roof repairs for homes and businesses across Midland, Odessa, and Big Spring, including:
- Roof leaks – tracing the source and repairing the decking, underlayment, and shingles
- Missing or damaged shingles – matched as closely as possible
- Flashing repair – around chimneys, walls, skylights, and valleys
- Pipe boots and roof vents – replacing cracked or sun-worn seals that let water in
- Flat roof repair – patching and resealing TPO, EPDM, and built-up systems
We’ll inspect your roof, show you photos of what we find, and tell you honestly whether a repair will do the job or a replacement makes more sense. Call 432-520-7348 or schedule a free estimate.
Roof repairs start at $385 and are covered by our workmanship warranty for up to 1 year. For storm damage, we’ll document everything with photos for your insurance claim.
Roof Leak Repair in Midland, TX
A leak rarely shows up right under the spot where water gets in. Water runs along the decking and rafters before it stains a ceiling, so we trace it back to the source: a lifted or missing shingle, a cracked pipe boot, worn flashing at a wall or chimney, or a failed valley. We fix the cause, replace wet or soft decking and underlayment, and show you photos of the before and after.
If water is coming in right now, call 432-520-7348. Calls are answered 24/7, and we’ll tarp or seal the leak as soon as it’s safe to get on the roof.
Flat and Tile Roof Repair
We repair more than shingles. On flat and low-slope roofs we patch and reseal TPO, PVC, EPDM, and built-up systems, including seams, drains, and flashing at parapet walls. On tile roofs we replace cracked or slipped tiles and repair the underlayment beneath them. We also repair slate, wood shake, and chimney flashing.
Emergency Storm Repair in Midland, TX
Calls are answered 24/7. After a storm, we’ll tarp exposed areas and seal active leaks as soon as it’s safe, to protect your home until permanent repairs are scheduled.
Why Hail Matters in West Texas
Hail is no small problem here in Texas. Texas led the country in hail claims again in 2025: State Farm alone paid $1.4 billion in Texas hail claims, out of $5.6 billion nationwide.
The
Texas Department of Insurance
recommends homeowners review their coverage limits and consider impact-resistant roofing materials, and many insurers offer a premium discount for impact-resistant roofs.
When a storm damages your residential or commercial roof, our team of experienced roofers in Midland, Odessa, and Big Spring inspects it, documents it, and fixes it right. Before we arrive, our hail damage inspection checklist shows you what to look for.
Roof Repair in Midland: The Local Picture
Most of our repair calls come from inside Loop 250, and they fall into two groups. The first is the north and west side, where nearly half of Midland’s homes were built after 2000: Grassland Estates, Green Tree, Saddle Club, Polo Park, Mockingbird Heights, Legacy Park and Westridge. Those roofs are 10 to 25 years old, and on them we mostly find hail bruising, cracked pipe boots, wind-lifted ridge caps and the first failed sealant around skylights and satellite mounts. The second group is the older side of town, the 1950s and 60s houses in Kelview Heights, Loma Linda, Permian Estates and around Midland Country Club, where the usual repair is flashing at a chimney or a wall, a rotted section of decking under a valley, or a leak at a roof-to-wall transition that was never flashed right.
Midland’s hail record is why “no visible leak” does not mean “no damage”. Baseball hail hit the Midland area on June 14, 2017, with grapefruit hail in Odessa. Baseball hail fell at the National Weather Service office on April 23, 2019. Softball hail hit the northwest side near Greentree on May 24, 2022, with tennis-ball hail at East Loop 250. On May 30, 2024 a storm dropped baseball-to-softball hail from Gardendale across north Midland, put two tornadoes down near Midland International Air and Space Port, and snapped power poles along FM 1788. Hail up to 2 inches fell again on June 8, 2025. Hail bruising usually takes a year or more to become a leak, so the roof that “came through fine” in 2024 is often the one leaking in 2026.
Repairs start at $385. We tarp or seal an active leak as soon as it is safe to get on the roof, photograph what we find, and give you a written estimate before any permanent work. If the damage is storm-related and widespread, we meet your adjuster on the roof; adjusters who work Midland see our crews on roofs every storm season. The City of Midland does not require a permit to re-roof a home or business, and we are registered with the city for any other work that needs one. Roofs by Nicholas has been the roofing company in Midland, TX that homeowners call first since 1988.
Types of Roof Damage We Repair
Wind Damage
High winds can loosen or tear off shingles, damage flashing, and pry gutters away from the roof.
Falling Debris Damage
Tree limbs and wind-driven debris can fall onto your roof, which can cause serious structural damage.
Hail Damage
Hail an inch or larger can crack shingles and knock granules loose, leaving bruises you can’t see from the ground.
Freeze Damage
Hard freezes like February 2021 can crack shingles, loosen flashing, and back water up under the roof edge.
Sun Damage
Hot weather can crack shingles and dry out seals, which leads to leaks when wet weather returns. See the warning signs of Texas roof heat damage.
We’ll make the repairs and restore your roof so it’s ready for the next storm. We document the damage thoroughly, provide a detailed estimate, and can meet your adjuster on-site so nothing gets missed. Your claim and settlement are between you and your insurance company, and we’ll explain what to expect at each step. We serve homes and businesses of every size in Midland, Odessa, Big Spring, and surrounding areas.
Rebuild Stronger With Class 4 Shingles
If your roof needs replacing after a storm, ask about Class 4 impact-resistant shingles. Class 4 is the highest rating under the UL 2218 impact test, and many Texas insurers offer premium discounts for Class 4 roofs. As an Owens Corning Platinum Preferred Contractor, we install Class 4 shingles backed by Owens Corning’s manufacturer warranty.

Roof Repair Questions in Midland
Can you repair just part of my roof?
Yes, in many cases. Isolated problems like a few missing shingles, a cracked pipe boot, or loose flashing can usually be fixed without replacing the whole roof. We match new shingles to your existing roof as closely as possible, but older or discontinued shingles may not match exactly, and we’ll tell you that before we start. If the damage is spread across several slopes, we’ll show you photos and explain whether a repair still makes sense.
What should I do if my roof is leaking right now?
Move furniture and electronics away from the leak, put a bucket under any drips, and take photos of the water damage inside. Don’t go up on the roof yourself, especially when it’s wet or still storming. Then call us at 432-520-7348. Calls are answered 24/7, and if water is getting in, we’ll tarp or seal the area as soon as it’s safe, then talk through the permanent repair.
Should I file an insurance claim for a small repair?
That’s your decision, and it depends on your deductible and policy. If the repair costs less than your deductible, a claim usually won’t pay anything. We’ll give you a written estimate so you can compare the repair cost to your deductible before you call your insurer. If you do file, we can document the damage and meet your adjuster on-site.
How can I tell if my roof has hail damage?
Look from the ground, not the roof. Dents in gutters, downspouts, roof vents, or your AC unit are good signs that hail was big enough to damage shingles. Piles of shingle granules at the bottom of downspouts are another sign. Hail bruises on shingles are hard to see from the ground, so if you notice any of these, call us for a free estimate. We’ll photograph everything we find.
How long do I have to file a hail claim?
Check your policy. Many Texas homeowner policies require you to report storm damage within a set time after the storm, often one year. Hail damage isn’t always visible right away, so it’s best to get your roof inspected soon after a storm, even if you don’t see any leaks.
Can you cover or waive my insurance deductible?
No. Texas law prohibits roofing contractors from paying, waiving, or rebating a homeowner’s insurance deductible. Any contractor who offers to is breaking the law, and it can put your claim at risk. We’ll give you a written estimate so you know exactly what to expect.
How fast can you get to a leak in Midland?
As soon as it’s safe for an active leak, and we schedule inspections as quickly as our crews allow. Our office is on N Midland Dr, so a crew is never far from Grassland Estates, Kelview Heights or anywhere between. Calls are answered 24 hours a day at 432-520-7348.
Which Midland hail storms should I worry about?
June 14, 2017 (baseball hail, grapefruit hail in Odessa), April 23, 2019 (baseball hail in west Midland), May 24, 2022 (softball hail near Greentree), May 30, 2024 (baseball-to-softball hail across north Midland and Gardendale, with tornadoes near the airport) and June 8, 2025 (hail up to 2 inches). If your roof was on the house for any of them and has not been inspected since, book a free estimate.
My Midland home was built after 2005. Can it really need repairs already?
Yes. A 2008 roof has been through every storm on the list above. Builder-grade three-tab or 25-year shingles on the newer north-side subdivisions are usually the first to show hail bruising and wind-lifted edges. If the damage is widespread we will tell you a replacement with Class 4 shingles makes more sense than patching, and if it is a few bruised shingles we will say that too.
Do I need a City of Midland permit for a roof repair?
No. The City of Midland does not require a permit for roof repairs or for re-roofing a home or business. Roofs by Nicholas is registered with the city, and if any other part of your job needs a permit or an inspection we handle it for you.
